Merchants Bank, Rosemount, has an opening for a Real Estate Analyst. The emphasis of this position is to develop, manage, and triage the daily third-party appraisal ordering and evaluation process for Consumer and Commercial/Ag loan types. Also will provide follow-up and support for lenders and customers on various types of real estate valuations. Reviews real estate appraisal for moderately complex valuations and/or performs internal valuations.
2-3 years of specific real estate valuation experience or 5 years of bank processing experience required. Must have excellent problem solving skills, be well-organized and able to work in a fast-paced environment and maintain follow through.

Job Summary:
Real Estate valuation work is performed under minimal supervision according to established policies and procedures; emphasis of this position is to develop, manage, and triage the daily third-party appraisal ordering and evaluation process for Consumer and Commercial/Ag loan types. The incumbent will provide continuous follow-up and support for internal and external customers on various types of real estate valuations. Ensures the Bank is adhering to all FIRREA Regulation and USPAP Standards by performing as a subject matter expert regarding real estate valuation best practices. At times, a real estate analyst will perform reviews of third-party appraisal reports and/or perform internal evaluations on less complex property types. The incumbent will possess strong problem-solving skills along with practicing common sense when it comes to managing the overall valuation process.
This position may be required to assume other various Credit Administration duties as requested by the manager.
This position requires a well-organized and motivated individual with the ability to work in a fast-paced environment and maintain follow-through as needed.
Essential Responsibilities:
- Coordinate the placement of appraisal and evaluation orders and ensure timely receipt from appraisers.
- Monitor the appraisal helpdesk and email group daily.
- Ensure independence between the appraisers and lenders.
- Complete commercial, agricultural, residential, and equipment appraisal and evaluation reviews to ensure compliance with USPAP and sound evaluation practice.
- Ensure adherence to bank procedure & policy as it relates to the Appraisal – Evaluation policy; adherence to compliance with laws concerning financial institutions’ use of valuations is a must.
- Resolve and provide solutions to lenders regarding valuation disputes.
- Works to resolve any potential regulatory violations in loan files.
- Maintain tracking on trends in regional markets along with commercial cap rates and real estate values.
- Track appraiser complaints and performance.
- Maintain procedures for job duties.
- May be required to assist in updating appraiser licenses and checking enforcement actions on an annual basis.
- Regular and dependable attendance is an essential function of this job.

Educational Requirements:
- A minimum of a bachelor’s degree or equivalent years banking experience is required, preferably in general business, accounting, or finance.
- Will be required to take standard appraisal training courses as directed by the bank and will be expected to complete ongoing educational requirements.
- Working knowledge and understanding of USPAP and FIRREA is required.
- Attend annual USAP Appraisal/Evaluation Management Training.
Working Conditions:
Inside working environment, very low noise level, work performed primarily sitting at a desk. Requires finger dexterity to operate office equipment.
Mental/Skill Requirements:
Requires above-average aptitude in the area of math/number skills. Accuracy will be a top priority in this position.
Amiable personality with ability to stand firm on decisions to ensure legal and compliance adherence. Must be an excellent team worker.
Relationships:
Reports to the Valuation Team Lead for fulfillment of duties, responsibilities, authority, and for proper interpretation.
Will mainly have contact with internal staff and appraisers. Expected to always conduct self in a manner that will enhance the overall marketing effort of the Bank.
Level Differentiation
Real Estate Analyst 2 – Develops real estate scope of work decisions, works to resolve questions related to valuation best practices, has industry knowledge of real estate scope of work best practices for moderately complex real estate valuations such as agricultural, commercial, residential, and equipment valuations/appraisals. Reviews real estate appraisal for moderately complex valuations and/or performs internal valuations. 2-3 years specific real estate valuation experience required.
